A look at this month...and last year
Let's see what sales look like in Carlsbad so far this month. Since November 1st there have been 69 sales for all property types (attached and detached) with the following average statistics:
* 3 bedrooms/3 bathrooms
* 2,425 square feet
* $702,678 sales price
* $281.36 average price per square foot
* 62 days on market
Some of these numbers are similar to last year while others are quite different. During the first 21 days of November 2011 there were 76 sales for all property types with the following average statistics:
* 3 bedrooms/3 bathrooms
* 2,391 square feet
* $587,572 sales price
* $252.40 average price per square foot
* 83 days on the market
Interestingly, there have been fewer sales this year than last (just slightly), but prices on a per square foot basis have been more than 10% higher with this year's sales than last year's. This definitely reflects what we have been seeing in the marketplace. The reason for the lower sales is not because of decreased demand - it's because there is a lack of quality inventory to satisfy the demand. This has been an issue for some time. We have been hoping for an increase in inventory for a few months but it has not happened yet. Perhaps by the end of the year?
