This week in Carlsbad real estate

We've been away for a little bit and I haven't posted the weekly Carlsbad real estate market update.  What is happening in the world of real estate?

For our fair city of Carlsbad, the latest Altos Research Report shows a lowering in the median list price and a trend in the Market Action Index towards a buyer's market.  But is it really a buyer's market?

Let's examine the market in a couple of other ways.  Since we last posted on September 7th, 93 homes (both attached and detached) have come on the market throughout all of Carlsbad.  Of those, 9 are already Contingent (short sales with offers that have been accepted by the sellers and sent to the bank for approval) and 29 are in escrow.  Put another way, 41% of the 93 homes that have come on the market already have accepted contracts. 

Additionally, in the same period of time 114 homes have gone into escrow.  More homes went Pending since September 7th than came on the market!  In my experience, that is weighted heavily towards a seller's market!
