The Carlsbad Real Estate Weekly Wrap-Up highlights a few of the Carlsbad real estate sales over the past week.

19 total closings this past week - a rather sizable decrease from the 28 the week before but in-line with the week prior.  Here is the breakdown of sales:
  • 92008 - 4 (an 8 sale decrease from the week before)
  • 92009 - 8 (a 2 sale increase over the week before)
  • 92010 - 3 (a 2 sale decrease from the week before)
  • 92011 - 4 (no change from the week before)
As we do the first week of each month, here is a look back at the month that was - a comparison between November 2012's sales activity and November 2013's sales activity:

November 2012
Total sales: 129
Average sales price: $624,438
Average sales price/square foot: $267
Average number of days on market: 69

November 2013
Total sales: 105 (a 24 home, or 18%, decrease from 2012)
Average sales price: $658,042 (a 5% increase over 2012)
Average sales price/square foot: $314 (an 18% increase over 2012)
Average number of days on market: 45 (a 36% decrease from 2012)

Similar to the October numbers, sales were down this year versus last but prices and price per square foot are up.  Lack of quality inventory remains an issue in our city.
