A conversation with Hal Janke of Sunbelt Business Brokers, in his offices in Carlsbad, California.

What made you decide to open a business brokerage company in Carlsbad?

Janke: Sunbelt of San Diego Coast and Omega Franchise Central saw the need in North County to bring forth a professional business brokerage company that buyers and sellers could trust and feel comfortable with when it’s time to buy or sale their business.  Our goal once we have our initial meeting with a buyer of seller is to educate and implement their vision and aspirations of either being an entrepreneur or a seller into a reality that best suits their needs going forward. These discussions are always strictly confidential.

We pride ourselves on our dedication and integrity when it comes to being the one business brokerage company where buyers and sellers can feel comfortable knowing their working with a company who has 30 years of experience and knowledge, in this industry of business opportunities, mergers and acquisitions, business transfers and franchise sales (new and existing sales). 

We specialize in retail, service, manufacturing and distribution.  Some of our latest sales are food restaurants and franchises, yogurt and coffee cafes, auto repair service centers, car washes, manufacturing companies ( proprietary products, steel, wood, fabrication), franchises new and resales (over 100).

What makes your business unique?

Janke: Over 30 years of experience and knowledge in the business opportunity industry.  The broker of record, Hal Janke, has a CBI designation; only 5% of all business brokers have this designation. A, CBI, designation, ‘Certified Business Intermediary’ is the highest recognized standard for excellence for business brokers in our industry.  In addition we take great pride in working very closely with our buyers and sellers.  Our team of professionals brings forth only the highest quality of professionalism and integrity to each and every transaction. Sunbelt of San Diego Coast, is the largest network of business brokerage offices in the U.S., with approx 250 offices, including 11 foreign countries and 1300 brokers.

What is your opinion on the current market trend?

Janke: I’ve seen over the last four months a trend where retail sales are starting to pick up again, this also includes service and manufacturing businesses.  The unfortunate aspect of what we do has seen numerous retail and service businesses over the last three years close their doors.  We believe this scenario of failing businesses is now on the decline.  We see many true American business owners who are ready to possibly hire more employees pursuant to the outcome of Nov. elections.

As a closing comment, what are your recommendations for buyers and seller in this current economic climate?

Janke: Now is a good time for potential business buyers to find their dream business.  With the marketplace still on the down side for many, the over value of a business is directly reflected by a lower trend as well, compared to four years ago.  Our environment creates more flexibility for a buyer when it comes time to make an offer on a business they feel good about.        

Sellers are wondering, do we sale now or wait?  What is going to happen come Nov.?  Should we at least talk to a knowledgeable business broker (in a confidential manner) to see what our business would bring price wise in today’s environment?
