What is a Single Family Residence?
A single family residence (SFR) is a detached stick-built free-standing home that is built as an individually owned home on its own lot (parcel). It does not share any walls with any other houses. Also called a “single-detached dwelling” or “detached home”, the building is owned individually and occupied by 1 family unit. It usually includes an attached or detached garage. The property may also include a detached mother-in-law suite (granny unit) or a “casita” studio apartment.
A single family residence is the simplest type of home construction. Many home buyers prefer to have a separate, detached home. An SFR is the most expensive type of home category, but is the easiest type of house on which to get a mortgage loan.
